Terms & Conditions

1. Contract

The Contract for a short-term holiday rental shall be made between the Client and Greatoak Limited trading as Skye Holiday Rentals. Throughout this contract Skye Holiday Rentals is abbreviated to ‘SHR’. The contract shall be governed by Scottish Law. The contract will be deemed to be entered into when the initial deposit is paid and SHR issues confirmation. The Contract will be subject to all of the following booking conditions.

2. Payment

The deposit specified shall be paid at the time of booking. The balance of the rental fee is payable no later than six weeks before the commencement of the rental. Non-payment of the balance of the rental due six weeks before the arrival date shall be construed as a cancellation of the contract by the Client. For bookings made less than six weeks before the commencement of the rental, the total rental fee is payable on booking. Payment can only be accepted by cheque if it is denominated in sterling (UKpounds). Cheque payments shall be made to Greatoak Limited, The Old House, Deans Lade Farm, Claypit Lane, Lichfield, Staffs. WS14 0AG.

3. Cancellations

Any cancellation made by the Client for whatever reason must be confirmed in writing by email or letter.
Bookings cancelled in advance of 6 months before arrival will have the deposit refunded less a £50 administration charge.
Bookings cancelled 6 to 4 months before arrival will not receive a deposit refund.
Bookings cancelled after 4 months before arrival receive no deposit refund and the total rental is due. In this case of late cancellation, every effort will be made to re-let the cancelled holiday let. If a re-let is possible, the deposit is retained and the balance either cancelled or refunded. If a re-let is not achieved, the entire rental fee will be payable.
Agreed refunds will be credited to clients account within 7 days.
Where appropriate, clients should take out their own Holiday Insurance policy.

4. VAT

VAT is included in the rental fee where applicable. Current VAT standard rate tax in the UK is 20%.

5. Period of Hire

Rentals commence, unless otherwise agreed, at 4 p.m. on the day of arrival and terminate at 10 a.m. on the day of departure.

6. Number of Persons in the property

The number of persons occupying the property must NOT exceed the maximum number stipulated in the brochure or on the website (shown above). SHR reserves the right to refuse entry to the entire party if this condition is not observed. For occupancy purposes, any child of three years or over will be deemed to be one occupant. Any child under the age of three years, must be noted when booking, but will not be counted in the total occupancy.

7. Complaints

Should there be any cause for complaint during the occupation of the property, the nominated local representative of Skye Holiday Rentals should be notified immediately.

8. Care of the property

The Client shall take all reasonable and proper care of the property and its furniture, pictures, all fittings and effects in or on the property and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning.

The Client will ensure that all boundary gates are kept correctly closed at all times when not in use.

Should any damage or discrepancies not notified by the client to SHR and be found after departure, then SHR may claim reasonable re-imbursement of losses from the client. By accepting these Terms & Conditions, the client agrees and undertakes to make appropriate recompense to SHR for any loss or damage arising from misuse of the property during their stay.

9. Liability

Great Oak Limited and its trading operation SHR, its employees and agents do not accept third party liability in respect of breach of contract, negligence, misrepresentation or otherwise.

10. Right of entry

We aim to continually improve and maintain our properties. In the event that remedial works are required during your stay, it may be necessary for SHR representatives, or their agents, to gain entry to the property at reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.

11. Children

Guests must accept full responsibility for the actions and safety of their children at all times whilst in the letting houses and their respective gardens and grounds.

12. Dogs

Guests who bring pets must take full responsibility for their pet at all times and must pick up all fouling. Pets are allowed by prior agreement only. Owners must bring their own dog bedding. Dogs are not allowed into bedrooms or onto any furniture and must not be left unattended in the house at ANY time.

13. Insurance

No insurance is offered by SHR. Guests are responsible for purchasing their own travel insurance policy before the start of the cottage rental so they are covered for missed and delayed departure, cancellation and curtailment, personal items and transfer to hospital if needed. For non-UK residents, then insurance is essential to cover any emergency medical assistance or treatment required during their stay.

Skye Holiday Rentals require that in accepting your booking you agree to abide by the Terms and Conditions set out above.
